Builder sales people are very well trained in making you feel welcoming in their models and work hard to get your head spinning and dreaming of buying one of their homes. In just a short time they can move you from "just looking" to signing on the bottom line. High-dollar "incentives" may make it sound like a bargain when, in fact, prices have been inflated to suit the builder.
Upgrades are another tactic commonly used by builders to enhance the "bang for the buck" theory. Remember--you are dealing with the seller, whose goal is to get the most money in the shortest amount of time. The sales person has quotas and commission incentives for production, too.
Also, many buyers mistakenly think that if they don't use a REALTORŪ, the house will cost less. Not true-all sellers (whether builders or individuals) have already entered into a contract that stipulates a commission amount to be paid to REALTORSŪ representing a buyer. Builders even have a separate account reserved strictly for REALTORŪ commissions and legally cannot use these funds to compensate a buyer.
A licensed REALTORŪ has the skill, knowledge and expertise to negotiate the best price, terms and protection for the buyer-something the seller will not do. And the best part is it is free for the buyer! So, why wouldn't you use a REALTORŪ for your next home?
